Frustrated because your lender keeps turning down your loan modification request? It can be very nerve- wracking when you don’t know if you will be able to keep your home or not, and dealing with an uncooperative bank is extremely stressful. Your loan mod is not being approved for one simple reason – your situation does not fit the approval guidelines. This can be caused by several reasons, here are the most common.
Three Reasons Loan Modification Applications Are Turned Down:
- Your loan is not passing the NPV test – this is the first criteria lenders use to determine if a particular loan should be modified. This is basically a calculation based on how much money the bank will lose if they modify your loan or how much they will lose if they foreclose on your home. This usually has to do with the value of your home, and how aggressive a loan mod they would have to offer to make the payment affordable for you. The bank will always do what costs them the least amount of money-regardless of how deserving a homeowner is.
- The financial statement you provided did not prove that you have met the formula for approval because you do not have enough income or you may have too much income. You may have monthly expenses that are too high or have too much cash in the bank. The only way to know if you are passing this standard formula for approval is to run your numbers before you submit your application. You can use a loan mod software program that will do all the calculations for you automatically and help you avoid mistakes.
- You cannot prove your income with paycheck stubs, tax returns or bank statements. If you cannot substantiate your income, then the bank will not be able to document your loan modification with the government and you will not qualify.
It does not make sense to keep submitting the same information to your lender over and over again -that will only result in your loan modification getting turned down again. The only chance you have of actually getting a loan workout from your bank is to provide them with exactly what they need to see – this means that your financial statement proves in black and white that you fit right into the program guidelines. Your monthly income, monthly expenses and cash reserves all fit into the standard approval formula and your loan can be modified using the waterfall method of modification. You really don’t need to fight the system – but you do need to learn the system so that you can prepare your loan modification application correctly and have the best chance of approval. You can re-apply with updated figures, just make sure you do it right this time.

How do you rapid fire mod a CG controller?
Does anybody know of a tutorial? I’ve found some in the past but after searching time and time again I can’t find them. I am NOT looking to purchase a mod kit or anything of that sort! keep that in mind. thank you.
